Greetings folks! It’s been a busy 2025 thus far for Enjoy Realty, with this month being very active for the office on all fronts. First off, FoCoMX is this weekend! If you live under a rock somewhere outside of Colorado, FoCoMx is the Fort Collins Music Experiment, an annual two day music festival showcasing a variety of musical acts from all over Northern Colorado. This year’s FoCoMX will feature 400+ bands in 35 different venues, most of which are in and around Old Town. One wristband will get you into any of the shows. Yours truly has played at almost every in-person FoCoMX, and will be performing three sets this year, all of which happen Saturday night. And I’m happy to announce that Enjoy Realty is sponsoring FoCoMX this year (finally!) with hopes to continue doing so in the future. Because of the sponsorship, we have one wristband to give away to a lucky client. Here is all you need to do to win: 1. Respond to this email with your most fascinating, funny or frankly terrifying real estate story. Were you denied entry into a home because you drive a Tesla, even one with a giant Band-Aid over the rear emblem? Did you get bitten by a massive dog while your client accidentally destroyed an entire shelf of figurines and priceless collectibles? Please note your story doesn’t have to involve Crip or Enjoy Realty. If you have no real estate related stories, we’ll consider…. 2. Your most interesting FoCoMX experience, either as a participant or audience member. Did you attempt to emcee at a venue and announce the wrong band or butcher their name(s)? Watch someone pour an entire beer on a soundboard out of sheer boredom? Get a meaningful piece of gear stolen? Tell us about it. And if you don’t have any of those stories either… 3. Write about why you want, nay, DESERVE the wristband. The grand prize winner will get the 2025 FoCoMX wristband and a fetching new gray-on-gray Enjoy Realty hat. Two runners-up will also win an Enjoy Realty lid, so tell us something amazing! The festival starts Friday afternoon, so we’ll notify the winner of the wristband Friday morning at 10am, and the runners-up shortly thereafter. In other news: - We just finished our 2025 sponsorship of the Horsetooth Half Marathon last Sunday, and look forward to partnering with them again in the future if the stars align, and my knees stay in alignment. Team Enjoy’s fastest finishers ran it in 2:02:41 and 2:05.51 (congrats again Elie and Keith!). - We’d like to give a special shout-out to our newest agent Emilie Gunderson! She’s a day trader, RPG-er, photographer and killer tennis player. We’re stoked to have her on board! - Little tidbit of older info, but we have an actual office now. The longer story involves Google reviews, lousy marketing and tenants, so I’ll simply say we’re centrally located in the Shores Office Park at Landings and Horsetooth. In real estate stats news, this year started off slow with pretty much identical data compared to the same period of 2024. This shouldn’t surprise anyone, since many people didn’t know if they’d have a job or be able to afford eggs, let alone buy a house. However, it seems buyers have recently embraced the current rates as the new normal, and the stigma of “high rates” seems to have fallen away, at least to some degree. Because of this, March 2025 saw a 10% increase in year-over-year single-family residential home transactions in Fort Collins. This bump in activity also saw an increase in prices of 8.5%, bringing the March 2025 average home sale price to $745,936 (compared to $685,403 in March 2024). Year to date stats are pretty underwhelming and almost flat, which is why March seems to be signalling a busy spring/summer. Bottom line, if rates are dissuading you from buying a house, let’s have a chat sometime about a little thing called equity, k?
