Greetings folks! Like Thanos snapping his fingers, half of you recently had your lives changed in an instant by the county's assessors. More so than years past, this year's assessments showed a substantial jump, with several of my friends/clients showing an increase in their property's assessment of $100k or more.
In some cases, your assessment may be quite fair. However, the one thing most people don't quite understand is that the assessment period is actually from July 1, 2016 through June 30, 2018. So no, that gigantic sale next to your house last week won't count. Nor will your sale, if you bought something from me this year, or in the latter half of 2018. I'm not saying you *should* protest your tax assessment, I'm saying you can. If you feel good paying your taxes, by all means continue. But if your assessment is unfair, the process is streamlined and it can be VERY easy if I provide you with comparable sales for your house that you can use as examples. Larimer's process, which I've done every year for some time, has changed and allows you to grab a few properties that sort of auto-populate as comps. However, one shouldn't rely solely on what it shows as comps as they're hit or miss and there are allegedly eyes from the assessor's office on your protest. Weld county's dates are slightly different (year and a half starting 1/1/2017) but the process is similar. So, if you need aid just let me know. I'm always happy to help!
